Phase 2 Begins!

It’s been in the works for quite a while but the time is finally here. Many of you have likely noticed that the siding work has started on building L.  This phase will take about 2 weeks per building.  The work to be completed in this phase will be removing all of the existing siding, replacing any damaged structural beams, attaching plywood to the entire structure and then the new siding.  The L building is to be completed with a sterling grey siding. Along with this the contractors will be replacing the soffit and fascia boards throughout the structure before replacing all of the lights on the building.  The HOA will be providing the lights, light bulbs, and providing the electrician to handle the installation for the fixtures (this is part of our agreement with the siding company)

The HOA will also be providing new address placards for each door and the company will be installing those.  These placards will have the unit number and we are applying a reflective spray coating to the numbers for increased visibility at night.

During this project we are well aware that it has created some parking challenges.  We are working closely with the vendors in an effort to minimize this as much as possible. In the interim we appreciate everyone’s continued patience with this and bear in mind that this is just a temporary challenge.

Currently the vendors are managing space for a dumpster and several spots are being occupied with materials.  The vendor is going to be moving many of those material into a secured storage container which will open some additional space.  The vendor is also going to be moving the dumpster to the rear of the building in the short term, this will free up some parking spaces, and will also allow them to complete the work faster as they are working on the rear of the building.

 

Other important details

In this maintenance project we are making significant changes to the buildings, including the color- as such, we will need to update the colors of the front doors.  The HOA will provide the approved paint to each homeowner so that we can maintain a cohesive look throughout our buildings.

As we get additional information we will post it here, particularly around dates and times of the F building siding project and other forthcoming projects

 

Homeowner/Rental Provider/Tenant Responsibilities

As we all are aware, this has been a costly undertaking for the HOA and all of the members and owners in the community. The siding should not be damaged in anyway once installed, meaning attaching things to the siding is prohibited, as indicated in the bylaws and the rules and regulations.  This maintenance work has been taken on and managed by the HOA, and each of the members of the HOA have carried a significant financial burden to ensure the work is done properly.  In the future, if there is intentional damage done  to this siding by screwing or nailing items to it, the respective homeowner(s) will be billed directly for the repair.  If the damage is in a common area that repair will be billed to the HOA, in other words, all the homeowners will carry the burden of the expense.  So in conclusion, please be considerate of fellow residents, owners and HOA members and do not damage, screw, nail etc.. into the new siding- as this will only potentially lead to additional cost.  If you are a Rental provider- Please advise your tenants immediately not to screw, nail, or otherwise damage the new siding.  At the conclusion of this project the HOA will send out updated guidance on these matters to ensure that there is no ambiguity and answer any additional questions.
